When combined, dollop over the fruit (no need to cover up the fruit completely) and bake for 25-30 minutes at 350. Remove from oven when the top is golden brown and the fruit bubbles. Everyone told me that I should keep it and rent it out. Everyone really didn't mater but my mom said I should keep it and since she gave me most of the money for the down payment back in Feb. of 05, I went along.

Ok profit from renting is about 300 a month is about 3600 a year. So what happens when it is not rented for two months or when I have to make repairs that profit is Gone with the Wind.

at the time I was selling I owed about 138,000 (206000-138000= 68,000) so I’ve never sold a house before so I am not sure what I would walk away (I know I can look it up but maybe Justin knows) but lets say I would have 40,000 after I gave back moms money from down payment.

So what is 40000 at 5.25 after 5 years (CD rate at the time) 52006-40000=12006/5 = 2401 a year before taxes (With no stress of tenants).

To tell you the truth I need some comments on if my theories or thinking is correct but I really rather have to worry about the low interest rates when I am renewing my CD rather than trying to pay a mortgage at a house that is not rented and that I am also not living in.

So I guess the moral is if you know deep down you feel certain way about a situation just do it. If it fails you won’t have any regrets.

Btw I might have invested a large portion of that 40K in the stock market and I might be upset right now but like they say hindsight is 20/20
.

Are Fat Calories More Fattening Than Carbs? Time Mag

Good read !!!!
Tue Jul 15, 10:10 AM ET

If you're one of millions of Americans trying to lose weight, you probably wish you had a more effective diet than the one you're on now. And if you're wondering whether Dean Ornish's low-fat diet will help you shed pounds better than Dr. Atkins' low-carb menu, the answer is simple: it doesn't matter. Scientists know that on a molecular level, different types of starch and different types of fat have varying effects when they hit the body. But in terms of weight loss, low-fat diets and low-carb diets overall are equally effective (and, most of the time, neither will help you keep the weight off long-term), says Walter Willett, chair of the department of nutrition at Harvard School of Public Health. Here's why.

Q:Will eating a calorie of fat make you fatter than eating a calorie of carbohydrate?

A: From many kinds of studies conducted over years, we are quite confident now that a calorie from fat will cause a similar amount of weight gain as a calorie from carbohydrate. There are some interesting questions about whether eating carbohydrate calories versus fat calories will make you eat more calories, but based on what you put into your mouth, it's pretty clear that the source of the calories is really not important.

[Whether fats or carbohydrates are more filling] is one issue that's been raised - but it's been raised on both sides. The best way to get to the bottom line is to look at long-term studies where we randomize people to a high-fat/low-carb diet or to a low-fat/high-carb diet and follow them for at least a year or more. That kind of study takes into account the possibility that one kind of diet provides more satiety; so, over the long run you would see more weight loss on that diet. But those studies - half a dozen or more such studies have been done - show quite clearly that the percentage of calories from fat has very little effect on long-term weight loss.

One possible footnote to this issue relates to some recent evidence on trans fats. We have seen in our studies that people who eat more trans fats seem to gain more weight, even when the total calories are the same. I was a little skeptical about that, in part because we're not quite sure we can measure calorie [intake] precisely enough. [It's hard for people to track their portion sizes to the gram, or even be sure of exactly what they're eating, especially if they ever eat out.] But in recent five-year feeding study in monkeys - they're animals so you can control their diets - the monkeys on the high-trans-fat diet gained more weight. They gained about 7% of their body weight over a five-year period, compared to the monkeys on a low-trans-fat diet, who gained about 1.5% of their body weight over five years.

So there may be something more complicated going on there. But there's not any good data [to explain why a calorie of trans fat should cause more weight gain than a calorie of something else]. It may be that on the high-trans-fat diet you're more likely to push those calories into your fat cells rather than your muscle cells - and muscles burn calories 24 hours a day. In the long run, that could make a difference in weight gain. But that's speculation. We're really not sure.

We've now looked at over 250,000 men and women for up to 30 years, and we [also] haven't seen that the percentage of calories from fat or from carbohydrates in your diet makes any difference in relation to heart attacks, various cancers, or stroke. Having said that, the type of fat is very important, and so is the type of carbohydrate. So we find that trans fats, again, are particularly harmful with regard to type 2 diabetes and heart disease. On the other hand, unsaturated fats are actually beneficial in terms of reducing the risk of heart disease and type 2 diabetes. It's the same with carbohydrates. The total amount is not important. But high intake of refined starch and sugar is related to a higher risk of heart disease and diabetes, whereas high-fiber whole-grain carbohydrates are related to a lower risk. That's not too surprising, as we know that high intakes of sugar and refined starch have an adverse effect on blood glucose levels.

So the quality of the diet is really important, but just looking at fat versus carbohydrate misses where all the action is. He is trying to organize a local campaign to help support Barack Obama's presidential run. Mervyn says he is trying to contact Obama and work out something where he can do 1000 haircuts all across America in Preparation for the 2008 Election. " I need to get this on CNN because there has never been a candidate that I can remember that has had so much support from the youth in Miami, Barack is changing the culture and he is not even President yet." Well Obama is preaching change and "Merv the Barber" is hoping to add change to the way campaigns are normally run.

Hello friends, and family of BBBS of Greater Miami!

On Saturday July 21st, Alpha Phi Alpha South Broward Chapter hosted a very special day for 20 of our kids from Little Haiti that are in a program that our staff Michel, Ned and Rene coordinate.

All of us in attendance were very impressed and touched by what they did for our kids. The affiliation between the South Broward Alpha Phi Alpha Alumni Chapter (all of which are Florida Memorial University graduates) and BBBS of Greater Miami has strengthened over the past 3 years as we get to know and work with one another more and every event seems to be more impactful. President Anderson Elridge has now been matched with his Little for close to 6 months and seems to have become an even stronger proponent for BBBS and VP Eric Thomas rallied the members and led the charge to secure funding to provide 20 pairs of brand new Nike Air Force One's to the kids for when they go back to school next month.

At the end of the day which consisted of a tour of the Miramar Fire Station by the Lieutentant, a tour of Florida Memorial's campus by Alpha graduates, a pizza party, a discussion about the future of young black males and the importance of college and how it relates to success.........then it was time for the Nikes to be unveiled. When we pulled off the sheet and the boxes of Nikes were exposed there was an incredibly, dynamic, joyful eruption from the boys. The reaction from some of these kids at the sight of their new Nikes will be imprinted in my memory for life. One boy in particular (Williamson who must have been about 9 or 10) was jumping up and down and had one of those sustained, permanent smiles on. Williamson was wearing his only pair of shoes that day which were an old pair of army boots with the heels mostly detached (these boots had been dead for months). I told Williamson that he could throw his old boots away and put on his new Nikes but he just clenched the box tightly and said no, no, I'm saving these for the first day of school.

It was great to see how happy the boys were to have new shoes and I'm sure that on the first day of school little Williamson is going to be a little more comfortable and confident as he walks through his school's hallways.

We are very grateful to be working with Alpha Phi Alpha South Broward Chapter and very thankful to Michel, Ned and Rene to have this program in place for our boys in the Little Haiti area. Last but not least..........again, a ton of gratitude from us at BBBS to the South Broward Alpha Phi Alpha Alumni Chapter!!!

MR. Bush . NOBODY LIKES YOU

Republican Candidates Debate in New Hampshire
by David Greene

Morning Edition, June 6, 2007 · President Bush was the biggest issue of the night as the ten Republicans vying to replace him crowded a Manchester, N.H., stage for a two-hour televised debate that saw few heated moments among the participants.

The candidates chose their words carefully, but sought to distance themselves from the Bush administration and its handling of the war on terror.

Specifically, the Iraq war dominated early in the Tuesday evening debate, with the candidates asked whether they believed that invading Iraq was a mistake.

"We did the right thing based on what we knew at that time," said former Massachusetts Gov. Mitt Romney. "I think we made mistakes following the conduct or the collapse of Saddam's government."

Former New York Mayor Rudy Giuliani was more direct.

"It's unthinkable that you would leave Saddam Hussein in charge of Iraq and be able to fight the war on terror," Giuliani said.

"The problem is that we see Iraq in a vacuum," he said. "Iraq is part of the overall terrorist war against the United States."

Former Wisconsin Gov. Tommy Thompson criticized Bush's diplomatic skills, saying he wouldn't send him to the United Nations to represent the U.S., while Sen. John McCain of Arizona criticized the administration for its handling of the Iraq war, though he defended the immigration reform compromise.

McCain acknowledged that he had not read the government's full intelligence report on Iraq before voting to authorize the war.

McCain has backed the president's troop surge. He was asked what should be done if the top ground commander, Gen. David Petraeus, said the surge isn't working.

"You would have to — you withdraw to the borders and watch genocide take place inside Baghdad? You watch the destabilization of Jordan? You see further jeopardy of Israel because of the threats of Hezbollah and Iranian hegemony in the region? All of the options I could run through with you. My friend, none of them are good. That's why we must succeed and give it a chance to succeed," he said.

Congressman Tom Tancredo of Colorado was happy when one of the evening's questioners left the subject of the Iraq war and terrorism and turned to immigration.

But even though the topic had changed, the candidates still found themselves at odds with the president, who supports the immigration bill that many other Republicans oppose.

Tancredo has been crusading against an immigration bill that would give undocumented workers a path to citizenship. To applause, he said the survival of the nation was at stake.

"How long will it take us … to catch up with the millions of people who have come here, both legally and illegally, and assimilate them? I'll tell you this. It'll take this long: until we no longer have to press 1 for English and 2 for any other language," he said.

It was a sentiment echoed by Romney, who said it's "not fair to say those people get put ahead in the line of all the people who've been waiting legally to come to this country."

Immigration has been a sensitive issue for McCain. A sponsor of the bill, he said the compromise is better than letting 12 million people walk around America illegally.

For Giuliani, trying to square his support for abortion rights with the party's solid base of Christian conservatives created an opportunity for unexpected humor, as lightning struck just as he began talking on the subject.

"Look, for someone who went to parochial schools all his life, this is a very frightening thing that's happening right now," he said to laughter.

Giuliani said he simply thinks women should have a choice:

"I consult my religion, I consult my reading of the Constitution, I consult my views of what I think are important in a pluralistic society, and the reality that we have to respect the fact that there are people that are equally as religious, equally as moral that make a different decision about this. And should government put them in jail?"

Then, the questions turned back to Bush. How might candidates use his services as an ex-president?

Former Gov. Tommy Thompson offered perhaps the most memorable quip of the evening, saying he "certainly would not send him to the United Nations."

<link rel='alternate' type='text/html' href='http://www.allcutz.com/2007/06/mr-bush-nobody-likes-you.html' title='MR.
